Compared to other big cities in India like Bangalore, Chennai, Kolkata, Pune, Delhi and Hyderabad, Mumbai has the smallest average size of houses. Mumbai’s home sizes have also indeed shrunk dramatically over the past several years. In the Metropolitan Region of Mumbai, the average size of an apartment has shrunk from about 1,400 square feet to about 1,000 square feet. 

The smallest apartment accommodation in Mumbai is approximately 400 square feet. Apartments in Mumbai can also be a duplex or a triplex, meaning that the living area is divided into two or three levels. Duplex and triplex type of apartments can be quite expensive to build.

What are the building regulations in Mumbai? 

Building regulations in Mumbai are based on a system called floor space index (FSI). FSI is the ratio of allowed built-up area to the plot area, and sets the limit to the construction of buildings. For example, on a 10,000 ft2 plot which has an FSI of 2, you may construct a maximum of 20,000 ft2 of area, and no more. Exemptions that need not be calculated in terms of FSI are spaces such as basements, parking areas, and utility rooms.

New height restrictions have been enforced in Mumbai, particularly for buildings located close to the airport. The height limit for buildings has been reduced to 15 to 30 meters. For a house or an apartment, the height of a room should be less than 4.2m on average. 

As for size restrictions when it comes to the minimum sizes of rooms, habitable rooms should have a minimum area of 9.5 square meters and a minimum width of 2.4 meters. Toilets are required to have a minimum area of 2.2 square meters, while kitchens in 1 BHK apartments should be built with a minimum area of 5.5 square meters and 1.8 meters. For 2 BHK apartments the minimum area requirement for the kitchen is 7.5 square meters with a minimum width of 2.1 meters.

What are the characteristics of Mumbai architecture?

The architectural design of Mumbai blends different styles such Gothic, Colonial, Art Deco and much more in its oldest and most contemporary buildings. It also blends more traditional styles with contemporary ones. The most prominent architectural style that can be observed all over Mumbai is an architectural design that combines Islamic and Hindu architecture. 

Did you know that after Miami, Mumbai has the second largest number of Art Deco buildings in the world? The Art Deco style produced distinct angular shaped buildings with facades. The style is very prominent amongst various old cinema halls including Metro Cinema, Eros Cinema, Liberty Cinema and even Regal Cinema. Eros Cinema is a typical art deco building, designed by architect Sohrabji Bhedwar. The Metro Adlabs Cinema, located on Mahatma Gandhi Road, at Dhobitalao Junction is also a good example of the Art Deco style of architecture that appeared in the 1930s in the city. Art Deco in India (and especially in Mumbai) developed into a unique style known as Deco-Saracenic. Basically, it was a combination of the Islamic and the Hindu architectural styles.
